Gardens as Design Starting Point
Gardens form the starting point for the practice's residential work, shaping everything from layout and massing to how projects are delivered. This is not an afterthought aesthetic but a structural commitment. "Every single home that we build has a garden – if it can't have a garden, we won't do it," the practice told Dezeen in an exclusive video interview.
Working within Bangalore's spatial constraints, the studio has developed a range of spatial strategies to incorporate greenery within constrained urban sites. "We tried all different formats," Kamal Sagar said. "Some are staggered in alternate directions, some are duplexes, some are L-shaped – and in some cases the gardens are inside the home."
From Design Compromise to Full Control
The partnership between Shibanee & Kamal Architects and Total Environment emerged from a practical frustration. After seeing its designs altered when working with third-party developers, Shibanee & Kamal Architects took control of the full process by bringing architecture, construction and development under one model through its own construction and development arm, Total Environment. "When we did the first few designs for developers, [our designs] were changed in a few minutes," Kamal said. "The only way to make it work is to find a piece of land, then design, build and sell it ourselves. It won't work any other way."
"We are achieving this only because the architects are connected to the construction teams," added Shibanee. "It's a very close synergy."
Scale and International Expansion
Founded in 1996 by Kamal and Shibanee Sagar in Bangalore, India, Total Environment has spent three decades redefining what a home can be. With over 1,900 homes delivered and an 83% original buyer retention rate, the numbers tell a story of something rare in this industry: genuine trust.
The studio's approach has now crossed international borders. Called Tapestry, the 121-home community in Frisco, Texas, was designed by Bangalore-based architecture firm Shibanee & Kamal Architects and was built by its construction and development arm Total Environment. The 56-acre site integrates curved planted roofs, garden access for every room and a pedestrian-friendly masterplan surrounded by creeks, waterways and more than 600 mature native trees. This marks Total Environment's first community in the United States.
A Philosophy Rooted in Relationship
Shibanee & Kamal Architects is a global architecture and design studio founded in Bangalore in 1996 by Shibanee and Kamal Sagar. The firm is known for integrating outdoor spaces and natural materials throughout its projects. The Dezeen feature underscores that this integration stems from conviction, not trend. Kamal has spoken about how childhood reading, particularly stories like The Magic Faraway Tree by Enid Blyton, shaped an early imagination filled with forests and secret gardens. Those influences, he said, have remained with him and inform the desire to create buildings that feel connected to nature.
For the studio, a garden is not an optional amenity. For the studio, a garden is not an accessory added at the end of a design. It is the starting point that shapes how a home is organized, how light enters, and how people will live day to day. The architects believe a house without soil, plants, and outdoor breathing space is incomplete.
