Bangalore Architect's Vision Takes Root in Texas
Tapestry, an ecologically minded residential development in Frisco, Texas, is Total Environment's first project in the U.S. The March 2026 feature in The Architect's Newspaper provides a detailed look at how Tapestry would reflect the values instilled in more than 40 years of work across India by Kamal Sagar and his wife, Shibanee Sagar, who have run the architecture firm Shibanee and Kamal Architects and the construction development firm Total Environment since 1996.
The land in the far east part of Frisco, Texas, a booming city north of Dallas, drew the Bangalore architect with its untouched land full of native trees, surrounding four creeks, and cows roaming along the 56 acres. Friends recommended Frisco after the duo abandoned plans for a site in San Francisco, citing high building costs and an inability to add gardens.
A Rapid-Growth City Creates Opportunity
According to data from the U.S. Census and the American Community Survey, Frisco's population grew from 117,000 people to nearly 235,000 people between 2010 and 2024. The growth can be credited to multiple corporate relocations, including the Professional Golfers' Association of America. Universal Studios will open a theme park later this year.
This influx of people attracted residential developers eager to build massive residential and mixed-use communities with names like Fields, Panther Creek, and Tapestry's neighbor, the 735-acre The Grove Frisco. Total Environment's approach stands apart from this landscape of standardized development.
Site-Responsive Design as Core Philosophy
Initially no one else wanted the property purchased by Total Environment, as there was too much landscape. However, the land was perfect for the firm, which has always valued site-responsive development. The 56-acre community includes 121 luxury homes and hundreds of mature native trees, 3 water bodies and 3 creeks running through it, including the Rowlett Creek.
Tapestry makes the most of this property by blurring the boundaries between indoors and outdoors through homes with signature green roofs, courtyards and private terrace gardens connecting through large sliding glass doors. A grass roof insulates the residence from extreme heat and stabilizes the temperature.
Tapestry buyers choose from one of three different plans, all of which are customizable and designed in India. The firm wanted to make sure that everything feels congruent and not like many communities, where you have different types of homes and builders.
Rethinking the American Home
Tapestry is a risk on a new concept for the area, but one that will pay off, according to the development's evangelists. The approach is called "forced principles thinking," requiring people to not just think they're buying a commodity that homes have become but actually a space they're going to live in for the rest of their lives.
Total Environment has built more than 4.5 million square feet of individually customized and furnished space, mostly homes, across Bangalore, Hyderabad and Pune. Kamal's work has focused on using natural materials to create warm living spaces through handcrafted homes that embrace nature, with a people-centric design philosophy and the idea of providing a garden with every home.
