TOTAL ENVIRONMENT ATR WORKCATIONS (AFTER THE RAIN WORKCATION) — New Project Coming Up in Yelahanka, Bangalore
New Workspace Concept for North Bangalore
Total Environment is introducing ATR Workcations at After the Rain, a new luxury workspaces project launching in North Bangalore. The commercial enclave is located beside the Total Environment After the Rain residential project and represents the developer's entry into curated commercial workspace design.
Project Overview
Spanning 2.25 acres, ATR Workcation includes one tower with ground plus nine floors. The project features designer workspaces of 500 sq.ft each alongside designated space for retail and food & beverage, with Total Environment responsible for property maintenance.
Investment starts at 36 lakh (inclusive of GST), with guaranteed rental income of INR 3.6 lakh per annum for three years after possession. The developer offers a guaranteed lease of Rs. 30,000 per month at INR 60 per sq.ft for three years after possession, with lease management handled by Total Environment for 15 years.
Location and Connectivity
The project is located at the intersection of MVIT College Road and Yelahanka, adjacent to existing and upcoming communities and facilities. Situated on Sir MVIT College Road near Yelahanka, it is a 20-minute drive from Hebbal and Bangalore International Airport.
The area offers road connectivity via National Highways 7 and 9, with access to neighbourhoods including KR Puram, Byappanhalli, and Yeshwanthpur via Yelahanka Railway Station.
Design Philosophy
Total Environment pioneered the integration of greenery and residential spaces; the workcation concept addresses office stress by enabling professionals to work productively while maintaining ease. The developer incorporates nature into professional spaces through thoughtful design, recognizing nature's role in enhancing productivity and well-being without requiring professionals to pause this benefit until leaving the office.
The commercial project incorporates rainwater harvesting, stormwater drainage, and wastewater treatment in its design.
