The Address & The Vision

An Address Worth Owning

Total Environment ATR Workcations, also known as the After The Rain Workcation, is a commercial workspace development by Total Environment on Sir MVIT College Road in Yelahanka, Bengaluru. It extends a design language the developer has practiced in residential architecture for close to three decades into the format of a standalone office building.

The project is built on the premise that a workday does not need to be separated from the outdoors. Floor plates are designed around light, ventilation, and landscaped breaks, borrowing directly from the resort-like planning of the developer's residential communities rather than the sealed-glass template common to business parks.

Total Environment was founded in Bengaluru by architect Kamal Sagar, and the firm has since built more than 4 million square feet of individually designed residential and commercial space across Bengaluru, Hyderabad, and Pune. The company introduced cantilevered patio gardens to Indian apartment design in the late 1990s, a signature that carries into ATR Workcations through terrace gardens planned on every floor.

Yelahanka's position on NH 44, its proximity to Manyata Tech Park and the airport corridor, and its growing base of schools and hospitals make it a credible address for a workspace of this kind, particularly one that sits beside an already-delivered residential community by the same developer. For businesses evaluating North Bangalore, the combination of connectivity and an established neighbor project is a practical draw.

ATR Workcations is built for organizations that want a workspace address with a sense of place, on a road the developer already knows well from its residential work in the same pocket of Yelahanka.

Location / Address

A Defining Address

Sir MVIT College Road, Yelahanka, Bengaluru 562157 · Yelahanka · Bangalore

Yelahanka is one of North Bengaluru's older planned townships, sitting directly on NH 44 and within easy reach of Kempegowda International Airport, Manyata Tech Park, and the Hebbal junction that ties into the Outer Ring Road. Over the past decade the belt has filled in with schools, hospitals, and branded residential and commercial addresses, turning what was once a quiet cantonment town into an active corporate and residential corridor of the city.

Total Environment ATR Workcations occupies a site on Sir MVIT College Road, placing it at the intersection of established Yelahanka neighborhoods and the newer developments spreading along the airport corridor. The address sits close to the developer's own After The Rain villa community, giving the workspace a rare adjacency to a fully realized residential and landscaped setting rather than a standalone commercial plot.

Beyond the Project

Infrastructure & Growth

Namma Metro Blue Line extension

The Blue Line under construction is set to bring a Yelahanka Metro Station into operation, improving public transit access between North Bangalore and the airport and city center corridors.

Peripheral Ring Road (PRR)

The planned Peripheral Ring Road is expected to improve east-west connectivity across North Bangalore, easing pressure on existing arterial roads used by commuters and businesses in the Yelahanka belt.

Satellite Town Ring Road (STRR)

The STRR project aims to link the outer satellite towns around Bengaluru, expected to shorten travel times between Yelahanka and neighboring industrial and IT clusters over the coming years.

Suburban rail corridor

Ongoing suburban rail works in North Bangalore, including corridors passing near Yelahanka, are intended to add a rail-based commute option alongside the existing Yelahanka Junction railway station.

Kempegowda International Airport expansion

Continued expansion of Kempegowda International Airport has driven sustained infrastructure and real estate investment along the NH 44 corridor connecting the airport to Yelahanka and surrounding localities.

Why Invest

Compelling Reasons

1

A workspace built like a resort

Total Environment ATR Workcations extends the developer's residential design philosophy of blurring indoors and outdoors into a commercial building, with terrace gardens planned on every floor rather than a conventional glass-box office facade.

2

Address on Sir MVIT College Road, Yelahanka

The project sits on Sir MVIT College Road, a well-established institutional and residential stretch of Yelahanka that connects easily to NH 44 and the wider North Bangalore road network.

3

Neighbor to After The Rain

The workspace is positioned close to Total Environment's own After The Rain villa community in Yelahanka, giving occupants an unusually landscaped, low-density setting for a commercial address.

4

Scale of a standalone commercial building

The development is planned as a basement plus ground plus nine floor standalone building, with floor plates ranging from roughly 17,000 to 49,000 sq ft to accommodate a range of occupier sizes.

5

North Bangalore connectivity

Yelahanka's position on NH 44 places the project within reasonable driving distance of Kempegowda International Airport, Hebbal, and established IT clusters like Manyata Tech Park and Kirloskar Business Park.

6

Backed by a 25-plus year Bengaluru developer

Total Environment, founded by architect Kamal Sagar, has delivered more than 4 million sq ft of design-led residential and commercial space across Bengaluru, Hyderabad, and Pune, bringing that same design discipline to its office workspaces.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
