The Address & The Vision

An Address Worth Owning

Total Environment Plots IVC Road is a plotted residential development by Total Environment, located in Devanahalli, North Bangalore. Total Environment Plots Ivc Road Bangalore is located in Devanahalli, North Bangalore. The project offers different plot sizes, from 300 sq. ft. to 2,000 sq. ft.

Each plot is set within an open, landscaped layout rather than a dense tower footprint, giving owners room to plan gardens, courtyards and orientation on their own terms. These plots offer luxury living with abundant nature on Doddaballapur Road, Devanahalli, North Bangalore. The intent is a community where the land itself, not a pre-built unit, becomes the starting point for how a family chooses to live.

The plots are rolled out by Total Environment Building Systems Pvt. Ltd., a company known for its sensitively designed homes. That design sensibility, developed over decades of residential work across Bangalore, carries into how the plotted layout itself is planned, with attention to green cover, internal roads, and shared spaces rather than treating land as an undifferentiated commodity.

Devanahalli's position on the airport corridor, combined with ongoing road and metro-linked infrastructure work along IVC Road and Bellary Road, has made this stretch one of North Bangalore's more closely tracked addresses for plotted investment. For a developer whose portfolio has largely centered on architecturally distinct villas and low-rise homes elsewhere in the city, a plotted format on this corridor extends that design philosophy to buyers who want to build independently.

Total Environment Plots IVC Road is positioned for those looking to acquire land in a planned, amenitised layout in Devanahalli, within reach of the airport and the city's northern growth corridor.

A Defining Address

IVC Road, Devanahalli, North Bangalore, Karnataka · Devanahalli · Bangalore

IVC Road runs through Devanahalli in North Bangalore, a corridor whose name itself signals its purpose: it stands for International Airport Cargo Road, built to link the city to Kempegowda International Airport. The stretch has moved from agricultural land to one of the city's most closely watched residential and plotted-development belts, with several established builders now active along it. Wide carriageways, ongoing road-widening works, and proximity to Bellary Road and the Satellite Town Ring Road give the address a level of connectivity that is unusual for a still-developing part of the city.

For a plotted development, this corridor offers something distinct: the ability to design and build a home from the ground up, on a road engineered from the outset for airport-linked traffic and future metro access. Devanahalli's broader growth story, anchored by the airport, an aerospace SEZ, and a expanding business park pipeline, gives the address both an immediate lifestyle appeal and a longer investment horizon.

Beyond the Project

Infrastructure & Growth

Namma Metro Blue Line Phase 2B

The KR Puram to Kempegowda International Airport metro stretch, spanning 37 km with 17 stations, is targeted for completion around 2027 and will bring metro access closer to the IVC Road corridor.

IVC Road widening

IVC Road is proposed to be widened into a 300-ft arterial link connecting the airport to Bellary Road, NH 207, and Tumkur Road, improving through-traffic capacity for the corridor.

Satellite Town Ring Road (STRR)

A 288-km peripheral ring road connecting major satellite towns around Bangalore is planned to improve regional connectivity for North Bangalore localities including Devanahalli.

KIADB Aerospace Park & SEZ

A large aerospace and defence SEZ near the airport, hosting global names, is expanding the employment base around Devanahalli and IVC Road.

Devanahalli Business Park / WTC Bengaluru

An Embassy-led business park spread over roughly 74 acres is planned to open around 2027, adding a commercial anchor to the airport-adjacent growth corridor.

Why Invest

Compelling Reasons

1

Address on IVC Road

The plots sit on IVC Road, a corridor purpose-built for airport-linked connectivity, giving owners a direct route to Kempegowda International Airport and the highways feeding into North Bangalore.

2

Flexible plot sizes

With sizes ranging from 300 sq.ft. to 2,000 sq.ft., buyers can choose a plot that matches their intended home footprint, from compact builds to larger family homes.

3

Total Environment's design heritage

The layout is developed by Total Environment, a Bangalore firm with over three decades of residential work in the city, known for sensitively designed, nature-integrated homes rather than standardised construction.

4

Planned community amenities

The layout is designed with a clubhouse, swimming pool, and children's play area, giving plot owners access to shared recreational spaces alongside their individually built homes.

5

Growth-stage infrastructure corridor

Devanahalli and IVC Road are positioned along an active infrastructure pipeline, including metro Blue Line Phase 2B and road-widening works, adding long-term value to land along this stretch.

6

Freedom to self-build

As a plotted development rather than a built unit, the format lets owners design their home independently, within a landscaped and green-surrounded layout planned by the developer.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
