The Address & The Vision

An Address Worth Coming Home To

Tangled Up in Green is Total Environment's first large-format plotted community in North Bangalore — 968 villa plots laid out across 115 acres 16 guntas on Doddaballapura Main Road in Devanahalli, master-planned by Shibanee and Kamal Architects with a governing idea that a neighbourhood should be designed for people, not for cars. Launched in January 2024 and RERA-registered under number PRM/KA/RERA/1250/303/PR/080124/006538 with Karnataka RERA, the project carries the same design-led, people-first DNA that Total Environment has applied across more than 4 million square feet delivered to over 1,200 customers in Bangalore, Hyderabad and Pune since the firm's founding in the mid-1990s.

The 968 plots are clustered in groups of 12 to 24, deliberately limiting street-facing density and preserving walking routes through each cluster. A 1-km central boulevard with a 150-ft right-of-way runs the full length of the property spine, flanked by 8 acres of conserved eucalyptus forest and a Tree Museum — a curated collection of native and rare species each identified with ecological context. Retention ponds punctuate the green spine, doubling as habitat features and stormwater management infrastructure. The planning keeps built coverage low so that the first thing a resident notices is canopy, not compound wall.

The built specifications of the common infrastructure are finished to the standard Total Environment applies to its apartment and villa communities. Internal roads are hand-laid cobblestone, pedestrian pathways are precast concrete, boundary walls rise to 1.8 m in wire-cut brick, and LED street lighting and CCTV surveillance cover every street and common area. Underground cabling eliminates overhead clutter, solar-powered infrastructure reduces the common-area energy draw, and rainwater harvesting with retention ponds handles the site's water cycle. Total Environment commits to lifetime maintenance of all common areas — a commitment that applies as long as the community exists.

What makes the format distinctive is the separation of land and construction: buyers acquire a fully serviced plot and can build a villa at their own pace using Total Environment's eDesign platform, which gives access to the developer's architecture, interior design and construction capability without binding the buyer to a single delivery timeline or budget envelope. Plots range from 1,800 sq ft to 5,000 sq ft across seven size configurations, priced from Rs 1.86 crore for the entry 1,800 sq ft plot at a base rate of approximately Rs 9,990 per sq ft. Possession of developed plots is scheduled for December 2028 per RERA guidelines.

For those seeking land ownership on Bangalore's fastest-appreciating residential corridor — one now shaped by the KIADB Aerospace SEZ, the Foxconn campus, NH 44 and the forthcoming Metro Phase 2B — Tangled Up in Green represents a rare combination of a pedigreed developer, a low-density master plan and the freedom to build on your own terms. Location / Address

A Defining Address

Settarahally, Doddaballapura Main Road, Devanahalli, Bangalore, Karnataka 562110 · Devanahalli · Bangalore

Devanahalli sits at the northern apex of Bangalore's growth corridor, anchored by the Kempegowda International Airport 14.3 km to the north and directly flanked by the Satellite Town Ring Road — a 280-km orbital highway that links Devanahalli to Doddaballapur, Hoskote and the national highway network without routing traffic through the city centre. The micro-market has transformed from a quiet airport-adjacent suburb into one of North Bangalore's most active residential belts, driven by the KIADB Aerospace SEZ housing Boeing, Collins Aerospace and HAL units, the Foxconn iPhone manufacturing facility commissioned in 2025, and the Devanahalli Business Park. In 2024, North Bangalore accounted for nearly one-third of all residential launches in Bangalore, with plot prices in Devanahalli appreciating approximately 35–40 percent between 2022 and 2025.

Tangled Up in Green occupies a specific address on Doddaballapura Main Road at Settarahally, positioned immediately adjacent to the STRR interchange — a location that gives residents simultaneous access to the airport corridor northward and the Yelahanka–Hebbal axis southward toward the city. The Namma Metro Phase 2B Blue Line, running from Silk Board to Kempegowda International Airport, is under active civil work with a completion target of 2027, and the nearest station at Devanahalli is 5.3 km from the project gate. Foxconn, KIADB Aerospace SEZ and Prestige Tech Cloud are all within a 15-km radius, making the address genuinely dual-purpose — natural retreat and employment proximity.

Beyond the Project

Infrastructure & Growth

Namma Metro Phase 2B – Airport Blue Line

The 37-km Blue Line from Silk Board to Kempegowda International Airport is under active civil construction with a 2027 completion target, with the nearest Devanahalli station 5.3 km from the project gate, directly enhancing daily commute options for residents.

Satellite Town Ring Road (STRR) – 280-km Orbital Highway

NHAI's 280-km STRR encircles Bangalore and connects Devanahalli to Doddaballapur, Hoskote and national highway corridors, with the project sitting immediately adjacent to a key STRR interchange for seamless regional mobility without inner-city traffic.

Kempegowda International Airport – Terminal 2 Expansion

KIA's Terminal 2 is operational and the airport's expansion program progressively increases passenger and cargo capacity, sustaining the employment and residential demand that underpins North Bangalore's real estate growth and the Devanahalli corridor's appreciation trajectory.

KIADB Aerospace and Defence SEZ – Operational Employment Hub

The 2,980-acre KIADB Aerospace SEZ in Bagalur hosts Boeing, Rolls-Royce, HAL, Collins Aerospace and DRDO units; the park has attracted over Rs 13,000 crore in investment and is projected to employ over one lakh people, creating sustained housing demand within the Devanahalli micro-market.

Foxconn iPhone Manufacturing Campus, Devanahalli

Foxconn commenced full-scale iPhone 17 production at its Devanahalli facility in August 2025 following a USD 2.8 billion investment, creating thousands of high-skill jobs and materially increasing residential demand and rental absorption in North Bangalore within a 15-km radius of Tangled Up in Green.

Why Invest

Compelling Reasons

1

Total Environment's First Large-Format Plotted Community in North Bangalore

Tangled Up in Green represents a deliberate expansion of Total Environment's design-led approach into the plotted format — the developer's first big-format community of this type in the city, bringing the same architectural rigour applied to over 4 million sq ft of bespoke homes to a 115-acre land community.

2

968 Plots in Low-Density Clusters of 12–24

The Shibanee and Kamal Architects master plan deliberately limits density by organising all 968 plots into intimate clusters, preserving open space, tree cover and walkable streetscapes across the full 115-acre site rather than maximising the number of revenue-generating units.

3

8-Acre Eucalyptus Forest and Tree Museum On-Site

An 8-acre eucalyptus grove is conserved within the property boundary and complemented by a curated Tree Museum of native and rare species — a genuine ecological asset that sets the microclimate, provides permanent canopy and distinguishes this community from standard plotted layouts in the city.

4

RERA-Registered with December 2028 Possession Schedule

The project carries Karnataka RERA registration number PRM/KA/RERA/1250/303/PR/080124/006538, launched in January 2024 with possession scheduled for December 2028 as per RERA guidelines, providing buyers with statutory protection, defined timelines and access to public disclosures.

5

Direct STRR Adjacency and 14.3-km Airport Access

The project sits immediately beside the Satellite Town Ring Road interchange on Doddaballapura Main Road, placing Kempegowda International Airport 14.3 km away and linking residents to the Yelahanka–Hebbal axis southward, the KIADB Aerospace SEZ and Foxconn campus to the north — without traversing inner-city congestion.

6

eDesign Platform: Full Villa Customisation at Buyer's Pace

Total Environment's proprietary eDesign platform gives plot owners access to the developer's full architecture, interior design and construction capability, allowing buyers to design and build bespoke villas on their own timeline and budget — phasing capital expenditure rather than committing to a single delivery event.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
