The Address & The Vision

An Address Worth Coming Home To

TOTAL × NITCO ALIBAUG PLOTTED DEVELOPMENT is a joint initiative between two organisations that bring distinct but complementary credentials to the Konkan coast. Total Environment Building Systems, founded in Bengaluru in 1992, has delivered more than 4 million square feet of nature-integrated residential communities across Bangalore, Pune, and Hyderabad, building a body of work defined by biophilic design, cantilevered patio gardens, and fully furnished, highly customisable homes. NITCO Limited, the Mumbai-headquartered tiles and building materials company, holds significant land parcels in Alibaug Taluka that date back many years, establishing it as one of the few institutional landowners in this stretch of Raigad. The Joint Development Agreement between the two companies, formalised in June 2025, brings Total Environment's architecture-first sensibility to one of the most sought-after coastal land banks in the Mumbai Metropolitan Region.

What the address at Mule Village offers is not simply a plot of land but a defined relationship between built infrastructure and preserved landscape. Total Environment's published philosophy across its Bangalore plotted communities — such as Tangled Up in Green in Devanahalli, which spreads across approximately 115 acres with 968 RERA-registered plots, and includes eucalyptus forest corridors, a central boulevard, and a curated tree museum — signals the kind of ecological care that the developer brings to site planning. In Alibaug, that same sensibility meets a coastal setting where the Konkan monsoon, laterite terrain, and salt breeze demand materials and landscaping choices calibrated for a living, breathing environment rather than a static one.

Each plot in this community is conceived as a foundation for a home designed in dialogue with the site rather than imposed upon it. Total Environment's approach to plotted development emphasises maximising natural light and cross-ventilation, and the Alibaug master layout follows that logic with wide setbacks, green corridors, and underground infrastructure that keeps the streetscape uncluttered. The project carries MahaRERA registration number PP1270002600267, providing buyers with the statutory protections of Maharashtra's regulatory framework from the point of purchase through to handover.

Alibaug's transformation from a quiet Konkan town into the Mumbai Metropolitan Region's primary luxury second-home destination has been underway for several years and is now backed by three simultaneous infrastructure commitments that alter the calculus of the address. The Mumbai Trans-Harbour Link, the 21.8-kilometre sea bridge connecting Sewri to Nhava Sheva, has already reduced South Mumbai-to-Navi Mumbai travel time substantially, with the onward road connection to Alibaug benefiting from improved feeder roads. The Navi Mumbai International Airport, under construction approximately 55 kilometres from Alibaug, will introduce a new air-access node for the region. The Virar-Alibaug Multimodal Corridor, cleared by the Maharashtra Cabinet in September 2025 and approved at an overall cost of Rs 37,013 crore, will provide a 126-kilometre access-controlled expressway linking Alibaug to the wider MMR spine.

A plot here is an invitation to design and build on your own terms, within a community that has already determined the standards of landscape, infrastructure, and common space. Total Environment's track record across more than 1,200 delivered residences and three decades of practice offers a substantive guarantee of what that standard means in practice. For those who have been watching Alibaug's trajectory and waiting for the right address with the right developer, this is the moment the land has been prepared for.

Location / Address

A Defining Address

Mule Village, Alibaug Taluka, Raigad, Maharashtra · Mule Village · Alibaug

Mule Village sits within Alibaug Taluka in Raigad district, roughly 95 kilometres south of Mumbai along the Konkan coast. The town has long been the favoured weekend address for Mumbai's professional classes, valued for its relatively clean air, laterite-green interiors, and quick sea access via the Mandwa Jetty ferry route. The Ro-Ro ferry service from Mumbai's Ferry Wharf to Mandwa covers the crossing in approximately 45 minutes, while the Mumbai-Goa Highway (NH-66) provides the overland link through Panvel and Pen.

The neighbourhood around Mule Village offers a quieter, less trafficked alternative to Alibaug town proper, with the Raigad District Sports Complex serving as a landmark in the immediate vicinity. The area retains a high proportion of natural greenery typical of the Raigad hinterland, and proximity to Alibaug's civic core means schools, hospitals, and daily retail are a short drive away. Three confirmed infrastructure programmes — the Mumbai Trans-Harbour Link, the Navi Mumbai International Airport, and the Virar-Alibaug Multimodal Corridor — are each expected to progressively reduce the effective travel time from this address to South Mumbai over the coming decade.

Beyond the Project

Infrastructure & Growth

Mumbai Trans-Harbour Link (MTHL)

The 21.8-kilometre sea bridge connecting Sewri in Mumbai to Nhava Sheva in Navi Mumbai is operational, materially improving onward road access toward the Alibaug coast and reducing effective travel time from South Mumbai.

Navi Mumbai International Airport (NMIA)

Under active construction approximately 55 kilometres from Alibaug, the new airport is projected to handle 20 million passengers in its first phase, introducing a major aviation node within practical reach of this address.

Virar-Alibaug Multimodal Corridor (VAMC)

The Maharashtra Cabinet cleared this 126-kilometre access-controlled expressway in September 2025 with administrative approval of Rs 37,013 crore. Phase 1 construction connecting Navghar to Balavali is progressing, with the full corridor targeted for completion by 2030.

NH-66 Mumbai-Goa Highway Upgrades

Ongoing widening and improvement works along the Mumbai-Goa Highway continue to reduce road travel time between Alibaug and the Panvel interchange, strengthening the overland link for residents commuting to Mumbai or Pune.

Ro-Ro and High-Speed Ferry Expansion

The M2M Ro-Ro vehicle ferry service between Mumbai's Ferry Wharf and Mandwa Jetty operates year-round, and ongoing upgrades to Mandwa Jetty infrastructure are expected to increase service frequency and passenger capacity in the coming years.

Why Invest

Compelling Reasons

1

Institutional land holding, no title risk

The underlying land belongs to NITCO Limited, a BSE- and NSE-listed company whose Alibaug holdings are part of a publicly disclosed asset base. The JDA structure, announced via a SEBI Regulation 30 filing in June 2025, provides an auditable chain of title rarely available in Konkan plotted development.

2

Total Environment's design discipline applied to plots

Total Environment has delivered plotted communities such as Tangled Up in Green in Devanahalli across 115 acres with nearly 1,000 RERA-registered plots, demonstrating that its design philosophy translates precisely to land-based formats — not just apartments or villas.

3

MahaRERA-registered with statutory buyer protections

RERA registration number PP1270002600267 under MahaRERA means the project's plot count, layout, infrastructure commitments, and possession timeline are matters of legal record, giving buyers enforceable rights from the date of agreement.

4

Convergence of three simultaneous infrastructure catalysts

The MTHL sea bridge, the Navi Mumbai International Airport, and the Virar-Alibaug Multimodal Corridor are all progressing concurrently, representing a scale of public infrastructure investment in the Raigad coastal belt that has no precedent in the last 30 years.

5

Coastal address with biophilic planning standards

70% of the site area is preserved as open and green space, a planning ratio that reflects Total Environment's founding commitment — articulated since 1997 — to cantilevered gardens, water bodies, and ecologically conscious site development even in plotted formats.

6

Second-home market with demonstrated depth and rising valuations

Alibaug land values have appreciated substantially over the past five years, driven by post-pandemic demand for outdoor space among high-net-worth Mumbai households. Multiple institutional developers including Godrej Properties, Mahindra Lifespace, Oberoi Realty, and Emaar have active Alibaug commitments, validating the market's depth.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
