The Address & The Vision

An Address Worth Coming Home To

Total Songs From The Wood is the newest chapter in Total Environment's ongoing commitment to nature-integrated residential design at Uday Baug, a measured and established address in central Pune. Phase 4 of this multi-phase community spreads across approximately 9.6 acres and introduces 208 residences to one of the city's most sought-after micro-markets. The developer, Total Environment Projects India Pvt. Ltd., has delivered more than six million square feet of homes to over 1,600 households across Bangalore, Pune, Hyderabad, and Frisco, Texas – a scale earned over two decades of design-first practice.

The character of the community is shaped by a straightforward conviction: that a home should connect its occupants to natural light, open air, and living greenery regardless of which floor they occupy. Total Environment pioneered the concept of a private garden with every home in India's apartment typology, and Songs From The Wood carries that thinking into every unit configuration on offer here. Simplex and duplex layouts are planned together, each oriented to maximise cross-ventilation and sight-lines into landscaped open space.

Each residence is offered in multiple finish specifications – referred to by the developer as Green, Blue, and Purple – so buyers can calibrate the degree of furnishing, automation, and material quality to their own lifestyle. At the Blue level, homes arrive with fully fitted interiors, a central VRV air-conditioning unit, a central vacuum system, home automation, and a fully equipped kitchen. Large French windows in living areas and bedrooms draw daylight deep into the plan, and duplex units are arranged in an L-configuration around a double-height private terrace garden. Natural materials chosen to age gracefully, rather than date quickly, anchor the material palette.

Uday Baug itself lends the project an irreplaceable urban position. The enclave sits between the old Pune of Camp and the new Pune of Magarpatta City and Hadapsar's IT corridor, giving residents access to both registers of the city's life. Previous phases of Songs From The Wood established a low-density community ethos in this neighbourhood; Phase 4 extends that with 208 homes across 9.6 acres, preserving meaningful open space per household at a time when many Pune developments measure density in hundreds of units per acre.

Total Songs From The Wood is an opportunity to join a residential community that has already proven itself across three earlier phases – one where the design language is settled, the neighbourhood is mature, and the developer's track record at this very address is a matter of public record. A Defining Address

Uday Baug, Off Solapur Road, Ghorpadi, Pune 411001 · Uday Baug · Pune

Uday Baug sits in the eastern arc of central Pune, occupying a quiet residential enclave within Ghorpadi. The sub-locality borders Sopan Baug to the south and enjoys immediate access to Bhagwan Tatyasaheb Kawade Road and Solapur Road, two of the city's most reliable arterials. Koregaon Park, Camp, and Kalyani Nagar – Pune's densest concentration of dining, banking, and professional offices – lie within five to seven kilometres. The Pune Race Course and Empress Garden, two of the oldest green lungs in Maharashtra's second city, are roughly a seven-minute drive away.

What makes this address distinctive is the rarity it achieves in a city growing rapidly outward: proximity to the urban core without the density that typically accompanies it. Ghorpuri Railway Station is approximately 3.6 kilometres away via AV Moodliar Road, while Pune International Airport is around 11 kilometres via Airport Road. Magarpatta City's IT cluster and Hadapsar's commercial zone sit within easy reach, giving residents access to employment without requiring a daily highway commute. MG Road – Pune's primary retail and F&B corridor – is approximately 3.5 kilometres from the site.

Beyond the Project

Infrastructure & Growth

Pune Ring Road (MSRDC)

The 170-km access-controlled expressway being developed by MSRDC will link all major national highways around Pune, with the western section targeted by 2026 and the eastern section by 2028, significantly reducing cross-city travel times.

Pune Inner Ring Road (PMRDA)

PMRDA's Inner Ring Road project aims to directly connect Lohegaon Airport, Hinjewadi IT Park, and Chakan MIDC, improving intra-city mobility for eastern Pune residents including those in Ghorpadi and Hadapsar.

Pune Metro Aqua Line Extension

The Pune Metro Aqua Line, running between Vanaz and Ramwadi, has a station planned approximately 5 km from Uday Baug, materially improving last-mile public transit access for the locality.

Solapur Road Corridor Upgrades

Ongoing widening and signal-free corridor improvements along Solapur Road (NH-965), which directly borders Uday Baug, are expected to reduce peak-hour travel times to Hadapsar and Pune's eastern business districts.

Magarpatta City Road & BT Kawade Road Upgrades

PMC's phased improvement programme for BT Kawade Road and its connection to Magarpatta City Road will enhance direct access from Uday Baug to Pune's largest self-contained IT township, reducing dependence on the main Solapur Road spine.

Why Invest

Compelling Reasons

1

Multi-phase community with proven delivery

Three earlier phases of Songs From The Wood have already been RERA registered and are in various stages of completion at this same address in Uday Baug, giving buyers a living proof of Total Environment's build quality, landscaping, and community management before committing to Phase 4.

2

Low-density design on 9.6 acres

With 208 homes spread across approximately 9.6 acres, the project maintains an unusually low density for central Pune, preserving meaningful green open space, generous set-backs, and a quieter community atmosphere that high-rise towers in the same city cannot replicate.

3

Garden with every home, on every floor

Total Environment originated the concept of a private garden allocated to each apartment regardless of floor level in India. At Songs From The Wood, duplex units feature expansive double-height terrace gardens, while simplex homes include dedicated private outdoor space, extending the living area into greenery year-round.

4

Fully customisable specification tiers

Unlike standard developer offerings, each home here can be tailored through Green, Blue, or Purple specification packages, allowing buyers to choose their level of interior finishing, furnishing, central air-conditioning, home automation, and kitchen equipment at the point of purchase rather than after possession.

5

Central Pune address with rare urban calm

Uday Baug occupies a strategic mid-point between the heritage precincts of Camp and the new commercial districts of Magarpatta City and Hadapsar. Residents gain easy access to both the old city's cultural infrastructure and eastern Pune's technology and employment corridors without living in either's congestion.

6

Developer track record across four cities

Total Environment has delivered more than six million square feet to over 1,600 customers across Bangalore, Pune, Hyderabad, and Frisco, Texas. This depth of delivery over more than two decades distinguishes the developer from single-city or single-project operators, and is directly visible in the earlier phases standing at this same Uday Baug address.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
