The Address & The Vision

An Address Worth Owning

Total Environment Plots Sarjapur is a plotted residential development from Total Environment, positioned in one of Bangalore's actively growing southeastern corridors. Rather than handing over a finished unit, the project offers land parcels of varied sizes and lets each buyer shape the home that goes on top of it. It reflects a format the developer has used elsewhere in the city, treating land as the starting point for a personalised outcome rather than a fixed product.

The promise here is straightforward: a place to build a home around your own life, on a plot positioned within reach of Bangalore's established IT belt. Wide internal roads, underground utilities, and a landscaped common areas plan are intended to give the layout a settled, planned character from day one, rather than the raw, unstructured feel typical of open land parcels.

Total Environment's design philosophy, shaped by founder-architect Kamal Sagar, has centred on using natural materials and a people-centric approach that gives every home a garden, physically or visually. Since its founding, the company has built more than 4.5 million square feet of individually customised and furnished space, mostly homes, across Bangalore, Hyderabad and Pune. That same instinct for customisation carries over into a plotted format, where the architecture is left to the homeowner rather than pre-decided by the builder.

Sarjapur's case for a plotted investment right now rests on timing: the belt already carries the schools, hospitals, and retail of a mature address, while its infrastructure pipeline, including planned metro and ring-road works, is still ahead of it rather than behind it. For a buyer looking to build rather than simply move in, that combination of present-day convenience and future upside is the specific appeal of this address.

Total Environment Plots Sarjapur is an invitation to build deliberately, on your own terms, in a part of Bangalore that continues to draw the city's IT workforce closer to it.

Location / Address

A Defining Address

Off Attibele Main Road, Anekal Taluk, Bangalore, Karnataka 562125 · Bangalore

Sarjapur sits in the southeastern stretch of Bangalore, wedged between the Outer Ring Road IT corridor and the older residential neighbourhoods of the city's south-east. Sarjapur, located in the southeastern part of Bangalore, is one of the fastest-growing localities in the city, having witnessed rapid development over the past decade due to its strategic location, connectivity, and IT industry growth. The area is strategically situated with easy access to major IT hubs such as Whitefield, Electronic City, Outer Ring Road, Marathahalli, and Silk Board.

For a plotted development, this address advantage matters twice over: it offers the calm of a developing residential pocket today, with the infrastructure pipeline of a corridor already earmarked for major upgrades. The Metro Phase 3A Sarjapur-Hebbal Red Line, approved by the Karnataka Cabinet in December 2024, will run 37 km through 28 stations directly along Sarjapur Road. The upcoming Peripheral Ring Road and the planned Namma Metro Phase 3 expansion are both expected to further improve accessibility to the area.

Beyond the Project

Infrastructure & Growth

Namma Metro Phase 3A - Sarjapur-Hebbal Red Line

Approved by the Karnataka Cabinet in December 2024, this planned 37 km line with 28 stations will run along Sarjapur Road, adding direct metro access to the corridor by the early 2030s.

Peripheral Ring Road (PRR)

The proposed PRR is designed to ease pressure on inner-city roads and give the Sarjapur belt an additional high-speed link to other parts of Bangalore, supporting long-term connectivity.

Sarjapur Road widening

Ongoing road-widening works are expanding key stretches of Sarjapur Road from two lanes to four and six lanes, aimed at easing the corridor's long-standing traffic bottlenecks.

Metro Blue Line (ORR-Airport)

Currently under construction with stations planned at Agara and Ibbalur, this line sits close to the Sarjapur-ORR junction and is expected to be operational by 2026-27.

Silk Board-KR Puram elevated corridor

An elevated corridor under construction between Silk Board and KR Puram is expected to cut travel times along the ORR significantly, benefiting commuters from the Sarjapur side of the city.

Why Invest

Compelling Reasons

1

Build on your own terms

Rather than a fixed floor plan, Total Environment Plots Sarjapur hands buyers a plot to design and construct their home around, matching layout, materials, and scale to their own life stage and budget.

2

A corridor still ahead of its own growth curve

Sarjapur combines the convenience of an already-developed social infrastructure with a metro and ring-road pipeline that is still being built out, giving early plot owners a longer runway for value appreciation than more saturated pockets.

3

Proximity to Bangalore's IT employment belt

The location sits within reach of the Outer Ring Road, Whitefield, and Electronic City employment corridors, useful both for owner-occupiers commuting to work and for long-term rental or resale demand.

4

Planned community infrastructure

Wide internal roads, underground electrical lines, and a structured drainage network are built into the layout plan, so individual home construction starts on a foundation that is already engineered rather than improvised.

5

Amenities beyond the plot boundary

A clubhouse, landscaped gardens, children's play area, senior citizen deck, and dedicated sports space are planned as shared spaces, giving plot owners access to community amenities typically associated with gated apartment living.

6

A developer with a Bangalore design lineage

Total Environment has built its reputation in the city on architect-led, garden-integrated homes since the mid-1990s, and brings that same design sensibility to how this plotted layout has been planned.

About the Developer

Total Environment Building Systems

Total Environment Building Systems was founded in Bengaluru in July 1996 by Kamal Sagar and Shibanee Sagar, both trained architects — Kamal from IIT Kharagpur and Shibanee, who later completed a Master's degree at the Savannah College of Art and Design in Georgia, USA. The firm began with a singular conviction: that large-scale housing projects did not have to sacrifice design, craft, or personal meaning. Starting with seed capital of just Rs 10,000, Kamal set out to build what he could not find in the market — homes that felt genuinely inhabited, not merely occupied. Nearly three decades on, Total Environment has delivered more than 4.5 million square feet of individually customised residential space across Bengaluru, Hyderabad and Pune, serving over 1,200 families.

The firm's defining idea arrived early. In 1996, at its first project Green is the Colour in Bengaluru, Total Environment introduced cantilevered terrace gardens on every floor — a vocabulary it pioneered and has since refined across every product format. The gardens, described internally as Gardens in the Sky, extend living space into nature regardless of which floor a home sits on. The same first-principles thinking shaped the firm's approach to materials: exposed wire-cut brick, natural stone, teak fenestration, and handcrafted joinery are constants across the portfolio, chosen for the way they age gracefully rather than for their novelty. This material discipline, combined with the founders' architectural training, gives Total Environment homes a consistency of character that is recognisable across projects built years apart.

The portfolio today spans villas, apartments, condominiums, plotted developments, and fully furnished residences across Bengaluru's most active corridors — Whitefield, Kanakapura Road, Yelahanka, Hennur Road, Sarjapur Road, and Devanahalli — as well as Pune and Hyderabad. Named projects including After the Rain in Yelahanka, The Magic Faraway Tree on Kanakapura Road, Pursuit of a Radical Rhapsody in Whitefield, In That Quiet Earth at Hennur, Songs from the Wood in Pune, and Down by the Water at Jakkur reflect the firm's habit of giving each development a literary or musical identity that signals its mood and material character before a buyer ever visits the site. The firm has also delivered a community in Frisco, Texas — Tapestry — extending its design philosophy internationally.

At the centre of Total Environment's ownership experience is the belief that a home should be built around the person who lives in it, not the other way around. From the firm's second project onwards, every buyer has been offered meaningful customisation — layout, materials, finishes, kitchen cabinetry, wardrobe shelving, and landscaping. This process is now supported by eDesign, the firm's proprietary platform developed in partnership with Thoughtworks, which allows homeowners to co-create their residence in real-time 3D across more than 9.2 million configuration options. The customisation cycle, which once required 60 to 90 days, has been compressed to 7 to 23 days through the platform. The result is that no two Total Environment homes are identical — each one is a specific answer to a specific family's way of living.
